The Mesas with Ranches
The mesas outside of Telluride include some very large ranch parcels and numerouse subdivisions with 7 to 50 acre parcels. These all offer wonderful getaways for those who love open spaces, privacy, unbeatable views and western outdoor living. Many stunning parcels of land on the outlying mesas surrounding Telluride have been developed with services, including buried electric lines and maintained county roads. “Ranch parcels” are usually defined as pieces of land from 35 acres on up and “subdivisions” are those from 1 acre to 35 acres.
Wilson Mesa East & West
Approximately a 20-25 minute drive from Telluride with incredible views of all the mountain ranges surrounding Telluride, Wilson Mesa is home to several stunning ranch parcels and three subdivisions: Wilson Mesa Ranches with 3 to 14 acre pieces, Ptarmigan Ranch with mostly 80 acre parcels, and Elk Creek Ranch with 80 to 120 acre parcels.
Hastings Mesa
This mesa was homesteaded in the late 1800’s and has several historic ranches still extant. It contains several ranch parcels and 4 subdivisions with 5-40 acre pieces. Much of Hastings is off the electricity “grid”, and a unique solar-powered subdivision, called Old Elam Ranch, provides water pumped by solar energy. Though recently power lines have begun to make there way into Hastings Estates giving the option to owners for electricity or solar power. Located at the west and northwest end of the Sneffels Range, Hastings provides good views within a 20-25 minute drive to town.

Horsefly Mesa/Iron Springs Mesa
Horsefly, located north of Hwy 62 and north the Sneffels Range, has all larger ranch parcels. A bit further from town with a 30-40 min. drive, Horsefly features some great horse country and quicker access to Ridgway and Montrose. Ranch subdivisions include Brown Ranch, McKenzie Springs Ranch, The Bluffs, The Lakes, San Juan Ranch, Frontier, Panorama Acres, Gracie Sky Ranch, and Brown Dog Ranch - mostly with 35 to 100 acre parcels and some up to 700-acre parcels.
Specie Mesa
Located west of Wilson Mesa, about a 35 to 40 minute drive from town, Specie Mesa has 2 mega-ranch parcels, 6 large independent ranches and 3 ranch subdivisions: The Peninsula, Top of the World, and Specie Mesa Ranch - all with parcels from 35 to 110 acres. Specie has great views and wonderful wide-open spaces.
