Is your property priced right? Sellers usually want a high price, but if it's over-priced then it could sit on the market way too long and get stigmatized. The askng price for your property must be consistent with demand and market conditions, but not at a give-away price either.


My Expertise in Valuation
As a side service, I also do extensive work with saving clients on their property taxes by protesting assessor valuations for reducing taxes for owners. Having won over 160 cases over the years, as well as obtaining a $55,482 tax REFUND for one client, I'm not too bad at valuation and putting the right price on properties to sell sensibly - without giving away the farm or having it hang on the market forever.

Home Staging
Before listing your your property, I can bring in my crew to help stage things propertly and advantageously - to de-clutter (but not strip) the home or to repair needed things or to decorate in a good way. I've even converted rooms to make the floor plan make better sense, where a house did not have enough bedrooms to make sense.

Land Staging
For land listings, I help prospective buyers envision what their views would look like, by getting my crew in to trim obstructive branches, to take down dead trees and to clear paths and walkin areas. To encourage buyers to come into the land and really check it out, I provide signage to guide them in and then a bench to sit down for a while and take it all in.
It's worked so well that I've had several sales where buyers visited the property without their brokers, sat on the bench, took it all in, and then called their brokers and said, "Let's make an OFFER!"
